The cheapest quote can still cost you a roof.

The roofing manufacturers say never to pressure wash an asphalt shingle roof, and the brick industry caps brick at 400 psi at the nozzle tip. the roofing guidance · the brick guidance

Ask what pressure goes on each surface, and how far off the wall. A number you can check is an answer; “we adjust it” is not.

Ask the contractor for your number in writing before any work starts.

The deck row shows both figures the same source gives: $200 – $240 in its chart and $120 – $240 in its deck section. The $150 is a minimum for roof cleaning, not for any wash.

What moves the number

Four things, and three of them are about the surface rather than the house.

  • How much of it has to be scrubbed by hand. A driveway that comes clean under the machine is $0.25 – $0.35 a square foot; one that has to be worked by hand first runs $0.40 – $1.25 (HomeGuide, June 2025).
  • Stories. A house wash runs about $1 a foot of wall on one story and about $2 on two (HomeGuide, June 2025).
  • Pitch, on a roof. A steep pitch adds about $0.10 a square foot on top of the $0.15 – $0.70 range, and a roof clean is about three hours' work (HomeGuide, June 2025).
  • Whether the deck is being sealed. Washing a deck is $120 – $240; washing, staining and sealing it is $0.50 – $1.50 a square foot, which is a different job (HomeGuide, June 2025).

By the hour, the same chart puts this work at $50 – $200, with most of it $130 – $160 (HomeGuide, June 2025). A second national source prices any surface at $0.42 – $0.52 a square foot (Homewyse, January 2026).

Questions

Why national ranges, not Southfield prices?

These are the published figures, and they are national. Use them to tell whether a price is in the normal range; the real number for your house comes from the contractor, in writing, after they see the surface.

Will I be charged for the visit?

Calling us costs nothing. Some contractors charge to come out and look at the job. Ask before they come, and get the price in writing.

Does a wash need a permit in Southfield?

The city's published permits and its list of what a new business must do include nothing for exterior cleaning (the city's permits · what the city tells a new business). What the city does regulate is where the water goes, and that rule is here.

Can I have the house, the drive and the deck done at once?

Yes, and it is the usual way this work is booked, because most of the cost of a visit is getting the machine to the house. Say which surfaces when you ask, so the contractor prices the visit rather than four separate ones.
